Five Important HVAC Maintenance Tips from Bay Pines

  1. Check your filters. A visual inspection of your filter is the best way to determine if it needs replacing. If you have a removable electronic filter, it should be cleaned every few months using soapy water and a hose. Any restrictions to air flow through the filters can lead to poor indoor air quality and will cause your furnace to work even harder to circulate warm air through your duct system.
  2. Clean and insect the blower assembly and motor. You can do this with a vacuum. Also check the fan belt to make sure it is not too loose or if it has any cracks or splits.
  3. Look for any obstructions in vents and returns. Believe it or not, your furnace needs ‘help’ to operate. Any build-up of dirt or debris around the grilles of your ventilation system will just make your furnace work a lot harder. Do a visual check inside and outside and pay special attention to flues and chimneys, where indoor air is exhausted. Any blockage can result in an accumulation of poisonous carbon monoxide gas.
  4. Keep the area clean and clear around your furnace. Never store flammable liquids near your heating equipment. Your furnace room is not a storage closet.
  5. Revisit your home’s insulation. When was the last time you checked out the insulation in your attic or crawlspace? Is it securely in place or drooping down? Are there bald spots where the insulation has deteriorated? Is the insulation sufficient or should it be upgrade?

Surprising Sources of Indoor Air Pollution: A Guide from Lakeland

Indoor air pollution is a major problem for millions of homeowners throughout the country each year, and some of them even live in Lakeland. In fact, the EPA estimates upwards of 20 million households may have problems caused by mold, radon, humidity, exhaust or any number of other pollutant problems. However, not all of the indoor air pollutants out there are so obvious. Some are things you probably have in your home right now and don’t realize it.   • Incense: Incense releases both carbon monoxide and benzene, two chemicals that are potentially harmful to human health. Cancer, skin irritation and asthma risks are all increased in people who spend a lot of time around incense.
  • Laser printers: Laser printers that use toner can release a number of harmful chemicals into the air. That toner is very fine and releases particles into the air that are equal to or in some cases worse than second hand cigarette smoke. If you have a laser printer, consider putting it in a well-ventilated, infrequently used space.
  • Kitchen Stove: If you have a gas stove, it releases Nitrogen Dioxide when on, an unsafe gas that is odorless and fills your home quickly. This gas is bad for respiration and can cause asthma attacks. To solve this problem, simply make sure you stove is ventilated properly when cooking.
  • Spackle: Old spackle – the kind used before the 1980s often contained asbestos which can still be there, waiting to be disturbed. Old asbestos, while not inherently dangerous, will become so if you start doing work in your home or if the spackle starts to wear away. To solve this problem either call an abatement firm or cover the offending wall with a new layer.
  • Drapes: Those drapes are filled with contaminants that cling there, especially if humidity is a problem in your home. Dust mites in particular are bad for your health and can cause asthma and other allergies. Blinds are better than drapes for this reason.

Your home is filled with potentially dangerous problems, but you can avoid them simply by taking care to ventilate, clear away unsafe products and keep things like drapes clean (or remove them). If you’re still concerned about your air quality, call an expert to investigate.

Mechanical or Forced Ventilation vs. Natural Ventilation

Just about everyone can agree that effective ventilation is essential to maintaining a healthy indoor living environment. But exactly what does this entail? There are quite a few ways to circulate air throughout your home, and each method is appropriate for a specific situation.

Benefits of Natural Ventilation

Natural ventilation, of course, can be achieved simply by opening a window. But there’s actually a lot more to it than that. If you really want to ventilate your home through natural means, then you’ll have to learn to take advantage of the differences in pressure in different areas of your home.

One way to do this is to use cross ventilation. This means opening windows or doors on both sides of your home and allowing the outdoor air to blow through, carrying stale, indoor air out the other side. A more sophisticated version of this is stack ventilation.

In a two-story home, stack ventilation can be achieved by opening the windows on the bottom floor on one side of the house and on the top floor on the opposite side. Because of the differences in outdoor air pressure, air will be sucked in through the lower floor windows and out through the upper ones.

Why Natural Ventilation Is Not Always Practical

These types of natural ventilation can be extremely effective when it comes to both cooling an indoor environment and removing indoor air contaminants. Unfortunately, allowing outdoor air inside unimpeded allows outdoor contaminants easily as well.

On particularly hot or humid days, natural ventilation can’t reduce the indoor temperature enough to make it comfortable indoors. While a light breeze is enough to take the edge off on a moderate spring or summer day, more is needed when the weather is extreme.

Types of Mechanical Ventilation

When you think of mechanical ventilation, you probably jump right to large central air conditioning systems. But that’s certainly not the only type of effective mechanical ventilation available. In fact, mechanical ventilation can be performed by just about any type of fan on the market, and while operating a fan is certainly more expensive than opening a window, it’s still much more affordable than running an air conditioner all day long. Fans can also be used in combination with natural ventilation to achieve better results than either system could on its own.

Water-Saving Tips and Tricks

Here are some of our favorite water-saving tips. They are easy to incorporate into your lifestyle – and can save you hundreds or even thousands of gallons of water a year.

Whole House

  • Check for leaks: you may save thousands of gallons a month! You can find leaks by looking, listening, and monitoring your water bill for unusually high usage. To check for toilet leaks, put food coloring in your tank. If it gets into the bowl without flushing, you have a leak. Don’t forget to look for leaks in your outdoor plumbing too.
  • Know where your master water shut-off valve is located. In the event of a major problem, you’ll save thousands of gallons of water – and maybe your possessions as well.

Outdoors

  • Adjust your sprinklers so that you water only your lawn -  not your sidewalk or driveway.
  • Consider adding a patio or ‘outdoor room’ to your home. You’ll have less lawn to water and will add thousands of dollars to your home’s value.
  • Do two chores at once:water the grass by washing your car or your pet on the lawn. Be sure to use natural, biodegradable soaps.
  • Have your plumber re-route your laundry waste water to your lawn (check with local authorities first to be sure this is legal in your town).

In the Bathroom

  • Turn off faucets when you’re not actively using water- such as when you’re lathering your hands, shaving, or brushing your teeth. You’ll save hundreds of gallons each month. New touchless water faucets (or very affordable converters for your existing faucet) make this easy and fun to do, especially for kids.
  • Shorten your shower by only a minute or two, and save 150 gallons of water a month. (You can do this by turning off the shower while you lather your hair.)
  • Replace your old showerhead with a new WaterSense water-saving showerhead. They’re inexpensive and easy to install. You’ll save up to 750 gallons a month (and it’s a great opportunity to get a nice style upgrade too!).
  • Install WaterSense-certified aerators on all your faucets: another inexpensive upgrade that can save hundreds of gallons a month.
  • Insulate hot water pipes so don’t have to run the water as long while you wait for it to heat up.
  • Plug the tub before turning the water on for your bath, then adjust the temperature as the tub fills up.
  • Keep a bucket in the shower to catch water as it heats up. Use this water to flush toilets or water plants.

In the Kitchen and Laundry Room

  • Install a tankless water heater near your kitchen sink so you don’t have to run the water while it warms up.
  • If your dishwasher is new, scrape off excess food, but don’t pre-rinse. Modern dishwashers are built to handle un-rinsed items.
  • Upgrade your old water-cooled refrigerator, air conditioner, or ice-maker to a new air-cooled model for a significant reduction in water use
  • When buying new appliances, look for the EnergyStar label, which guarantees high efficiency. Also, look for models that offer cycle and load size adjustments.
  • Run your dishwasher and clothes washer only when they are full – you can save up to 1,000 gallons a month.

Tips for Upgrading Your Central Air Conditioner

When the time comes to upgrade your central air conditioner, you will have a lot of things to take into account. If you were generally satisfied with the performance of your old system, it can be very tempting to stick with a similar model. But if you do not examine all of the options out there right now, you may very well be missing out on a great deal.

If you already have a central air conditioner in place, chances are that you also have ductwork throughout your house. In that case, you will probably be better off with a packaged air conditioner as opposed to a split system. If it is a split system you are replacing, however, you should probably keep your search limited to other split systems. Installing a packaged air conditioner when you do not already have ducts in place can dramatically increase the overall cost of the project.

You will also want to make sure that the system you choose is compatible with the heating system and air handler that you already have in place. Most central air conditioning systems can be integrated easily with all types of heating systems, but you should still check to make sure this will not be a problem, particularly if you have an older heating system.

In terms of picking out the right new system for your home, energy efficiency is probably the main factor to consider. While just about every air conditioner on the market right now will be much more efficient than the unit you are replacing, you want to make sure you get a model that will provide you with the optimal savings in the long run.

This does not necessarily mean that you should go out and buy the most energy efficient air conditioner out there. In fact, because the more energy efficient units are also typically more expensive, you may not actually save money by going that route. But you will do well to choose a unit that will save you enough monthly to offset the installation costs and for most people, that means that you will want an air conditioner that is either a SEER 14 or SEER 16.

Of course, the actual amount of money you will save as you move up through the SEER rankings depends on how much you use your air conditioner to begin with. If you live somewhere with very hot weather and you use your unit for a large chunk of the year, it may very well be worth it for you to opt for a very high efficiency model.
